Roof Cleaning Maidstone — Soft Wash Specialists
Softwash roof cleaning across Maidstone, from £295. We cover Bearsted, Aylesford, Headcorn, Lenham and the Weald villages, and we match the method to each tile type, since roofs here vary widely.
Why Maidstone roofs need specialist cleaning
Maidstone has an unusually varied mix of homes. Victorian and Edwardian terraces fill the centre, while post-war estates surround Park Wood and Shepway. Traditional Kentish cottages stand in Bearsted, Headcorn and the Weald villages south of the town.
That variety matters because roof materials vary too. Modern concrete tiles, Kent peg tiles, natural slate and clay plain tiles all clean differently. For example, an old peg tile roof needs a gentler mix than a 1970s concrete roof.
Moss grows fastest where a roof stays damp, so shaded slopes and low-pitch sections suffer first. We remove the growth and treat the surface so it stays clean for longer. As a result, most Maidstone owners see a clear change within a few weeks as the roof dries.
Our Maidstone roof cleaning service
We fix the price before we start, because you should know the cost up front. Each visit includes the steps below.
- Soft wash biocide treatment (no pressure washing)
- Manual moss scraping where required
- Gutter clearance of fallen moss debris
- 5-year regrowth protection guarantee on the treatment
- Free post-job inspection report with photos
- Optional roof coating and colour restoration
We work from our own roof ladders or telescopic softwash lances, so most Maidstone properties do not need scaffolding. However, steep or tall roofs may call for a cherry picker, and we say so in the quote. We can reach most Maidstone houses with lances and ladders, but we will tell you if a cherry picker is the safer choice.
Typical Maidstone prices
| Property type | From |
|---|---|
| Bungalow | £250 |
| Semi-detached | £295 |
| Detached | £395 |
| Period / listed | POA |
These are starting prices, because roof size, pitch and moss cover all change the final figure. For example, a tall house with thick moss costs more than a small one with light algae. A free, no-obligation quote gives you the exact number for your own Maidstone home.

Frequently asked questions
How much does roof cleaning cost in Maidstone?
Soft wash roof cleaning in Maidstone typically costs from £295 for a standard semi-detached property and from £395 for a detached home. Bungalows start from £250. Because every roof differs, we confirm a fixed price after you send your details through the quote form.
Do you cover the villages around Maidstone?
We work across Maidstone Borough, including Bearsted, Detling, Boxley, Aylesford, Loose, Coxheath, Headcorn, Lenham, Marden and East Malling. Although distances vary, the service is the same everywhere. Use the quote form to confirm your address.
Will the biocide harm my plants or pets?
We take care to protect them. We wet the surrounding plants before we start and rinse any overspray afterwards. However, we still ask you to keep pets indoors while we work, since ladders and hoses are about.
Is softwash safe for old Kent peg tile?
Maidstone has many older peg tile and clay tile roofs. Softwash suits them because it avoids high pressure, which can chip old tiles. We never use pressure washing on these roofs.
Do you handle commercial properties?
We can quote for letting agents, property managers and owners of commercial buildings around Maidstone. While the method is the same, larger roofs need a site visit first. Tell us what you manage in the quote form.
