The short answer: there is no single price for roof cleaning in the UK. The cost depends on roof size, pitch, moss coverage, access and where you live. We do not quote a national average, because a figure pulled from nowhere in particular will not tell you what your own roof costs. Instead, this guide explains what moves the price, and it lists our own starting prices so you can compare quotes fairly.
What this guide covers
1. What determines your roof cleaning price
Every roof is different, so a single UK average is not much use. Instead, what moves the price is the roof's size and pitch, how much moss needs scraping before the biocide goes on, and how easy the roof is to reach. The number of services you combine in one visit also matters.
Access can swing the price the most. Some roofs need only ground-level lances and a ladder, while others need a tower or a cherry picker. Our post on whether roof cleaning needs scaffolding explains how that decision works, and we include access equipment in a fixed-price quote.
Alongside these prices, our article on whether home insurance covers roof cleaning looks at where your policy stands.
Gutters are a separate job, and our article on how often gutters should be cleared covers how regularly they need doing.
2. Cost by property type
Property type matters mainly because of roof area, pitch and access. Here is how each type tends to affect the work, because that explains most of the gap between quotes.
Bungalow
A single-storey home can be easier to reach. However, a bungalow roof often spreads over a larger footprint than a two-storey home, which can cancel out the access saving.
Terraced house
A terraced roof is usually the smallest. Access between buildings can still complicate the work, although mid-terrace homes can be the quickest to finish.
Semi-detached house
This is our benchmark job. A typical three-bedroom semi takes a two-person team around half a day to a day, including biocide application and gutter clearance.
Detached and period homes
Larger roofs often have several pitches, dormers, valleys and bay windows. Each one adds time, because the team must treat and rinse it separately. A complex roof line, listed status or a three-storey build can also call for extra access equipment.
Commercial buildings
We price commercial work per project, because roof area and access equipment vary so much. Request a site visit for an accurate quote.
For reference, here are our own starting prices for the services on this site. They are a guide, and we confirm each one after a survey.
| Our service | Starting price |
|---|---|
| Soft wash roof clean: bungalow | £250 |
| Soft wash roof clean: semi-detached | £350 |
| Soft wash roof clean: detached | £450 |
| Soft wash roof clean: large or period | £700+ |
| Moss removal (scraping and biocide): semi | £350 |
| Gutter clearance with a roof clean | £75 |
| Render softwash: semi | £400 |
| Roof coating only | £800 |
These are starting prices, not quotes. For an exact price on your own property, request a free survey, and we confirm a fixed price before any work starts.
3. Does location affect the price?
It can. Local labour costs, travel time and access all vary across the UK, so quotes in one area may differ from quotes in another. Even so, the property usually matters more than the postcode, since roof size drives most of the work.
A straightforward bungalow will normally cost less than a complex period home on the same street. We cover Kent, Surrey and Sussex, and you can see local detail on pages such as roof cleaning in Maidstone and roof cleaning in Guildford.
4. Softwash vs pressure washing
Softwash
Softwash uses a low-pressure biocide treatment on the moss, algae and lichen. It costs more than a quick jet wash because you pay for the chemistry, the care and a written guarantee, not only for labour. Our softwash vs pressure washing guide compares the two in detail.
Pressure or jet washing
Jet washing can cost less upfront, yet it carries a real risk. The tile maker Wienerberger advises against high-pressure jet washers, because the spray can damage the tile finish and push water into the interlocks. The NFRC adds that power washing, along with unnecessary foot traffic, often leads to cracked or broken tiles.
Manual scraping only
Scraping suits very heavy moss before a softwash. On its own it leaves the surface untreated, so growth can come back where damp and shade persist. For that reason, we pair it with biocide.
Roof coating
A coating goes on after a clean. It restores colour and adds water repellency on faded concrete tiles, but we only coat concrete tiles. Our roof coating vs softwash guide helps you decide.
The pressure washing trap
A cheap jet-wash quote can cost more in the long run if it damages the roof. Cracked tiles and water getting under the laps are the risks that tile makers and the NFRC describe. Always ask which method a firm will use, and why.
5. What a good quote includes
A clear, written quote should state each of the following. That way, you can compare like with like, even when firms word their quotes differently.
- An initial survey and a fixed price
- Manual moss scraping where required
- Soft wash biocide across the full roof
- Gutter clearance of fallen moss debris
- Final rinse and tidy-up
- A post-job report with photos
- Proof of insurance on request
- A written guarantee, with its length and terms
If a quote leaves out the biocide or the guarantee, it is not a like-for-like comparison. Our own jobs include the first six items and a written 5-year regrowth protection guarantee.
6. Extras and add-ons
Firms usually bundle these with a roof clean for a better combined price. Ask for them in the same fixed-price quote, rather than booking each one separately:
- Gutter clearance clears fallen moss debris so it does not wash back into the gutters
- Render softwashing uses the same low-pressure biocide method on walls
- Roof coating restores colour and adds water repellency after the clean
- Top-up treatment is a lighter reapplication between full cleans, useful under heavy tree cover
7. Why quotes differ
Price gaps between firms usually come from three things that a quick jet-wash invoice hides. We have set them out so you can ask the right questions.
Insurance and safety. Roof work takes place at height, with chemicals, close to neighbouring property. GOV.UK says a firm must hold employers' liability insurance as soon as it employs staff, with at least £5 million of cover. Ask any firm to show you its certificates. Check, too, that the cover includes chemical cleaning work, since some policies may not.
Time and method. A careful softwash takes a team a good part of a day. Survey, set-up, scraping, biocide, gutter clearance and a photo report all add up, so a very short job should prompt questions.
Biocide and guarantee. Professional softwash chemistry costs money, and a written guarantee carries a promise. A firm that offers neither can charge less, although you carry the risk.
8. Is roof cleaning worth the money?
It depends on the roof, and we would rather be straight with you. The NFRC says moss on roof tiles is rarely a problem, and that it only needs removing if it blocks gutters, outlets and other drainage points. It also warns people to treat claims about extended roof life with caution.
So we do not promise that a clean will add years to your roof. Cleaning makes sense when growth is heavy, when it clogs your drainage, or when you simply want the roof to look cared for. Our post on how often a roof needs cleaning can help you decide.
9. How to compare quotes
The aim is not to find the cheapest firm, but to avoid a costly mistake. While a low quote is tempting, these steps help you check what it really covers:
- Get at least three written quotes, as the NFRC advises, and ask each firm to itemise the work
- Ask which method each firm will use and whether it involves pressure washing
- Ask to see insurance certificates before you book
- Ask for the guarantee in writing, with its length and what triggers a claim
- Be wary of doorstep sellers, because the NFRC cautions against moss removal and roof painting offers made at the door
- Combine gutter clearance and render cleaning in one visit to save on set-up
- Ask when the firm can start, because availability changes through the year

How much does it cost to clean a roof in the UK?
There is no single UK price, because the cost depends on roof size, pitch, moss coverage, access and your area. Our own prices start from £250 for a bungalow, £350 for a semi-detached house and £450 for a detached house. The only way to get an exact figure is a survey and a fixed-price quote.
Is roof cleaning worth the money?
It depends on your roof. The National Federation of Roofing Contractors (NFRC) says moss on roof tiles is rarely a problem, unless it blocks gutters or other drainage points. A clean makes sense if growth is heavy, if it clogs your drainage, or if you want the roof to look cared for.
How much does roof moss removal cost?
It depends on how thick the moss is, how big the roof is and whether we treat it with biocide afterwards. Our moss removal prices start from £295 for a bungalow and £350 for a semi-detached house. We confirm a fixed price after the survey and before any work starts.
Why do roof cleaning quotes differ so much?
Quotes differ because firms use different methods, offer different guarantees and include different extras. Access equipment such as scaffolding can also change the total. A very cheap quote may mean pressure washing, which the NFRC warns can damage the roof, especially when combined with unnecessary foot traffic.
Should I get my roof cleaned or replaced?
Cleaning only changes the surface, so it cannot fix cracked tiles, failed felt or structural water damage. If you see slipped or broken tiles, ask a roofing contractor to inspect the roof first. When the tiles are sound, cleaning is the lighter option, and we will tell you honestly which one applies.
How often should a roof be cleaned in the UK?
It depends on shade, damp and nearby trees, because moss favours damp, shady conditions according to the RHS. A sunny, open roof may stay clear for years, whereas a shaded one can go green sooner. We advise on timing at survey, and our post on how often a roof needs cleaning goes into more detail.
Can I clean my own roof to save money?
We would not recommend it. Roof work carries a real risk of falls, and HSE figures show falls from height were the leading cause of fatal workplace accidents in Great Britain in 2025/26. A domestic pressure washer can also damage tiles, because tile makers such as Wienerberger advise against high-pressure jet washing.
