Roof Cleaning Dorking — Soft Wash Specialists
Softwash roof cleaning in Dorking and the RH4 to RH5 area. Period cottages and wooded-slope homes in the Surrey Hills get a gentle, careful method, because older tiles can be fragile.
Why Dorking roofs need specialist cleaning
Dorking sits in the Surrey Hills, a wooded landscape of deep valleys and thick woodland. Because of the shade and shelter, many roofs rarely dry out fully. Homes on the wooded slopes around Box Hill face the same challenge as cottages in the villages.
Victorian and Edwardian houses stand in the town centre, and rural cottages fill the villages. Natural slate, clay plain tile and Horsham stone all appear on older buildings. Each one needs a different biocide strength, because a pressure jet could damage the older materials.
Moss on these roofs can hold water against old tile. Because older tiles can be fragile, we clean them with low pressure and avoid walking on delicate areas where we can. We check the material before we quote.
Our Dorking roof cleaning service
We fix the price before we start, because you should know the cost up front. Each visit includes the steps below.
- Soft wash biocide treatment (no pressure washing)
- Manual moss scraping where required
- Gutter clearance of fallen moss debris
- 5-year regrowth protection guarantee on the treatment
- Free post-job inspection report with photos
- Optional roof coating and colour restoration
We work from our own roof ladders or telescopic softwash lances, so most Dorking properties do not need scaffolding. However, steep or tall roofs may call for a cherry picker, and we say so in the quote. Rural lanes around Dorking can be narrow, so tell us about access when you ask for a quote.
Dorking pricing
Roof cleaning has no single price, because it depends on roof size, pitch, moss coverage and access. For example, a small bungalow with light algae costs less than a tall detached house with thick moss. The quickest way to an accurate number is a free, no-obligation quote for your own Dorking home.

Before you book, our blog covers whether roof moss harms your house and whether roof cleaning needs scaffolding. Both guides use plain language, so you can read them before you ask for a quote. If you still have questions, however, the quote form is the quickest way to ask.
If you live in Dorking, our article on lichen on roof tiles is also worth reading before you book.

Frequently asked questions
How much does roof cleaning cost in Dorking?
Soft wash roof cleaning in Dorking typically costs from £375 for a semi-detached and from £475 for a detached home. Bungalows start from £325. However, we quote Horsham stone and period listed properties individually.
Is softwash safe on Horsham stone and natural slate?
Both need a gentler biocide strength than concrete tile. We check the material and condition first and adjust the dilution. We never use pressure washing on either surface, because it can damage them.
How does the Surrey Hills damp affect how often I need treatment?
Because wooded valleys keep many roofs damp, growth can return sooner. Homes with north-facing slopes and heavy tree cover may suit treatment every three to four years. Open, sunny roofs can usually wait longer.
Do you cover the surrounding Surrey Hills villages?
We cover Brockham, Westcott, Capel, Ockley, Holmbury St Mary, Mickleham, Abinger Hammer, Gomshall, Shere and the wider RH4 to RH5 area. Although some are remote, we plan access with you. Use the quote form to confirm.
Do you provide method statements for listed rural properties?
We can explain our method in writing for listed and conservation area homes. This helps when the council wants details first. However, always check with the council whether consent applies.
