Roof Coating & Colour Restoration
A coating can refresh a faded concrete tile roof that is still structurally sound. We apply it after a softwash clean, to even out the colour and add water repellency. Prices start from £800 for coating only.
What does roof coating do?
Concrete roof tiles can lose colour as they weather. The surface may look patchy or washed out even after a good clean. Wienerberger notes that harsh cleaning can strip colour from concrete tiles, which is one more reason to clean gently first.
A roof coating is a layer of elastomeric or acrylic coating, sprayed on after the softwash clean. It aims to do two things. First, it evens out the colour. Second, it adds water repellency, so the surface soaks up less rain.
The result looks fresher, and for a sound roof it can cost less than re-roofing. However, we do not claim it makes a roof last longer. The NFRC advises caution about claims on roof life or thermal performance unless credible UK third-party accreditation backs them, and we agree.
Is roof coating right for my property?
We recommend a coating only where all of these points apply, because it is not right for every home. Please check your own roof against this list:
- The tiles are concrete, because we do not coat clay or slate
- The roof is structurally sound, with no cracked, slipped or broken tiles
- The colour has faded noticeably from the original
- You want to refresh the roof rather than replace it
We inspect the roof before we recommend anything. If the tiles are beyond sensible treatment, we will tell you, because honest advice matters more to us than a bigger job. Our guide to roof coating vs softwash sets out when each one makes sense.
What's included
- Full softwash clean of the roof before coating (included)
- Ridge tile and valley inspection, with repairs recommended if needed
- Two-coat elastomeric or acrylic coating applied by spray
- Choice of colour options (original match or updated colour)
- Before/after photo report
- Manufacturer guarantee on the coating product (we confirm the term in writing)
- 5-year regrowth protection regrowth guarantee (our labour)
Cleaning comes first
A coating must go onto a clean roof, because growth left underneath can keep spreading. That is why the softwash is part of the price. If you are unsure how your roof is doing, our posts on how often a roof needs cleaning and whether softwashing is safe for roof tiles are a good place to start.
If dark staining is why you are thinking about a coating, our article on what causes black streaks on roof tiles is a useful first read.
We also book coating work in a dry-weather window. If conditions change, we reschedule at no charge. Since we spray the coating on, wind and rain can spoil it, so a calm, dry day matters.

How long does roof coating last?
It depends on the product, the weather and how exposed the roof is. We do not quote a single lifespan, because the honest answer varies. Instead, we give you the manufacturer's stated guarantee term in writing, and our 5-year regrowth protection covers the cleaning treatment underneath.
Is roof coating safe for concrete tile?
Elastomeric and acrylic coatings suit concrete tile, and the product data sheet sets out how to apply them. However, we only coat concrete tiles in sound condition. We do not coat clay or natural slate.
Can I choose the colour?
Yes. We offer a range that includes terracotta, brown, grey, anthracite and black. We can also match the original tile colour closely if you want a restoration rather than a change. We show you colour swatches before you commit.
Do I need to be home during the work?
No. We only need access to an outside tap for the softwash stage. The coating needs dry weather, so we book a confirmed dry window and reschedule at no charge if conditions change.
How does this compare to replacing the tiles?
A full re-roof is a much bigger project, with scaffolding, skips and several days of work. If your tiles are sound, a clean and coat may suit you better. We will say so honestly if the roof needs replacing instead, and you are welcome to compare our fixed-price quote with any replacement quotes.
